Before you hand this to anyone, get the real number from someone who can back it up.
I will tell you the real number and show you the sales behind it. That conversation is free, takes 15 minutes, and comes with no obligation to move forward.

Not a pitch. Not a promise. The specific outcome you walk away with when
the broker handling your transaction knows the ground, the market and the buyers.
The number backed by current market data, comparable transactions, and a broker who serves on the Menard County Board of Review, the body that reviews official property valuations. You know what you have before you commit to anyone.
Traditional listing or auction. I am licensed in both and will tell you which one puts more money in your pocket based on your property and your timeline.
There is a buyer willing to pay the most for what you have. Finding them is the job. I build a campaign around your specific property, and I don't stop until the right buyer is at the table.
Calls get answered. You know what is happening at every stage. When you get to the closing table you are not wondering what you missed. You are signing papers and moving forward knowing you got what your property was worth.
The first conversation costs nothing. You leave knowing the real number. Everything after that is your call.
During the process of selling my Mom's home, he was courteous, professional, communicated very well and was readily available for questions. He made the sale seamless. I would definitely recommend him.
People don't sell because they feel like it. They sell because something
changed. Whatever your situation is, I know how to handle it and
what it takes to get the outcome right.
Decades of decisions tied to one piece of ground. I handle the timeline, the tenants, and the considerations that come with it, the way it deserves to be handled.
Multiple parties, emotional weight, complex timelines. I move estate properties cleanly and with care. I know how to handle those rooms.
Timber, water, access and food plots. I know what a hunting buyer pays for, and I put your ground in front of the buyers who will pay it.
Downsizing, divorce, relocation, financial pivot, unexpected circumstances. I move with urgency and discretion. You don't owe anyone an explanation. You just need it handled.
This is not a list of awards. It is a list of things that directly affect the outcome of
your transaction, and why they matter to you.
Two strategies available: traditional listing or auction. I tell you which one produces the better outcome for your situation.
I serve on the body that officially reviews property valuations in the county. When I give you a number, it is not built to win your listing. It is the real one.
I own and manage Illinois property. I evaluate yours the same way I evaluate my own, because I know what ownership actually costs and what it is worth.
Thirteen years producing national television. Every Archer listing gets that standard: professional photography, video where it serves the property, and marketing built to move it.
What a buyer will pay, backed by sales that already closed. Not the list price down the road and not the assessed value. I sit on the Menard County Board of Review, so I see how official values get set and where they miss. For land I start with recent sales of similar ground, then adjust for soil, tillable acres, drainage, timber, access and the lease. For a home it comes down to condition, location and what has sold nearby lately. You get the number and the sales behind it, in writing.
Two things decide it: demand and price. Ground or a home priced where the sales support, with buyers looking for that kind of property, sells. Priced above it, it sits, and every week it sits buyers trust the price less. If you need a date, an auction gives you one. Before we start, I will tell you how many buyers I see for your property and what the sales say it will bring, so the timeline is not a guess.
For farmland and estates, auction is often the strongest option, not a last resort. It puts every serious buyer in competition on the same day, open bidding sets the price, and every heir or partner can see exactly how that price was reached. Farm ground draws the neighbors and local operators who know its value, and an auction gives them one shot to buy it. A private listing still fits when a property needs one specific buyer or you want more control over terms and timing. I am licensed as both a broker and an auctioneer, so I will tell you which one I would use on your property and why.
Don't sign anything yet. Pull together the deed, any survey, last year's tax bill, and for farm ground the FSA maps and the current lease. Write down what a buyer will ask about: tile, wells, septic, fence lines, anything that has been fixed or still needs fixing. Hold off on big repairs until you have a real number. Some fixes pay for themselves. Most don't.
Possibly. It depends on how you got the property, how long you have owned it and what you do with the money. Inherited property usually gets a stepped up basis, so the gain is measured from its value when the owner passed, not from what they paid. Ground you bought decades ago can carry a large gain, and some sellers defer it by rolling the money into other property through a 1031 exchange. Talk to your CPA before you sign. I can give them the sales data they need to run the numbers.
