For attorneys and trust officers

When the estate includes land

How I work with attorneys, trust officers and executors. Jared Williams, Managing Broker and Auctioneer, Archer Realty & Auction

The file with a farm in it

You know the one. Four heirs in three states. A tenant on a handshake lease. A neighbor who has already made an offer to the oldest son. A distribution date that does not move.

The land is often the biggest asset in the estate and the slowest part to settle.

You handle the estate. I handle the land, keep you informed, and leave a record you can stand behind.

What you can expect from me

One point of contact for the family
I talk with the heirs about the land, so you are not fielding calls about the farm.

A value backed by real sales
A written opinion of value with the comparable sales behind it. When the file needs a certified appraisal, I will say so and point you to one.

Updates in writing
At every step, on the schedule you want, to you and to whoever you tell me to copy.

Authority confirmed first
Nothing is marketed or signed until we confirm who can sign for the estate or trust.

The lease and the records handled
Tenant, notice dates, FSA records and any CRP, wind, solar or hunting leases, gathered and summarized.

A documented sale
Where it was marketed, how many inquiries, every offer or the full bid history, all in one report for your file.

Two ways to sell, one office

I am a licensed Illinois auctioneer and a managing broker, so the method can follow the facts of the estate instead of the other way around.

When heirs disagree, live far apart, or the estate needs a clean result on a set date, an online auction gives you registered and approved bidders, a price set by open bidding, and a record of every bid. The seller approves the final bid.

When the tract is one of a kind or there is no deadline, a private listing gives more control over price, terms and timing.

Independent or supervised administration, a trust sale or a court ordered sale, I build the timeline around your process and your notice requirements.

What families say

“Jared Williams was impeccable! During the process of selling my Mom's home, he was courteous, professional, communicated very well and was readily available for questions. He made the sale seamless. I would definitely recommend him.”

MaryAnn, selling her mom's home

“Jared Williams recently handled a property sale for my family and did a wonderful job. He brought a well qualified purchaser and handled the entire transaction with great care and patience. We will seek Jared out for any future real estate transactions.”
