Soil, access, water and what similar ground actually sold for. I walk it with you and tell you straight what it is worth.
Tell me what you want, where and your timeline. I will send you what fits, walk it with you and tell you straight what it is worth. No obligation to move forward.

Managing Broker

Not a pitch. Not a promise. The specific outcome you walk away with when
the broker handling your transaction knows the ground, the market and the buyers.
The number backed by current market data, comparable transactions, and a broker who serves on the Menard County Board of Review, the body that reviews official property valuations. You know what you have before you commit to anyone.
Soil, drainage, access, easements and the lease. I check what matters before you write an offer, not after.
Tell me what you want, where and when. I send you what matches as soon as it comes up, so you are not hearing about it a week late.
Calls get answered. You know what is happening at every stage. When you get to the closing table you are not wondering what you missed. You are signing papers and moving forward knowing you paid what it was worth.
The first conversation costs nothing. You leave knowing the real number. Everything after that is your call.
Geoff bought his first farm with me. Hear how it went in his own words.
Hunting ground, a first farm, an investment or a place in the country. What matters changes with the reason you are buying, and I know what to check for each one.
Drainage, soil productivity and the current lease all set what tillable ground is really worth. I check each one and show you what comparable farms sold for.
Most of my auctions are online. I walk you through the terms, how bidding works and what the ground is worth before sale day, so you know your number going in.
Timber, water, bedding and access. I hunt and manage my own ground, so I walk it with you and show you what similar tracts sold for.
Well, septic, road frontage and what the acres around the house add to the price. I make sure you know what you are getting before you commit.
This is not a list of awards. It is a list of things that directly affect the outcome of
your transaction, and why they matter to you.
I sell ground both ways, so I know how listed land and auction land get priced and what it takes to buy either one well.
I serve on the body that officially reviews property valuations in the county. When I tell you what a property is worth, it is the real number.
I own and manage Illinois property. I look at what you are buying the same way I look at my own: what it costs to own and what it is worth.
Thirteen years producing national television. Every property I show you gets photos and video that show the ground as it really is.
What a buyer will pay, backed by sales that already closed. Not the list price down the road and not the assessed value. I sit on the Menard County Board of Review, so I see how official values get set and where they miss. For land I start with recent sales of similar ground, then adjust for soil, tillable acres, drainage, timber, access and the lease. For a home it comes down to condition, location and what has sold nearby lately. You get the number and the sales behind it, in writing.
Yes, if you are borrowing. Land loans work differently from home loans, so talk to a lender who makes them before the right property comes up. When good ground hits the market, the buyer who is ready to move is usually the one who gets it.
Most of my auctions are online, and some are also run live at my office. You register, read the terms and bid. Each property can carry a reserve that is not made public, unless it is an absolute auction, which sells to the high bidder. Closing is generally about 30 days after the sale. I walk you through the terms and what the ground is worth before sale day.
Don't guess. Walk the ground and ask for the survey, the current lease, last year's tax bill and, for farm ground, the FSA maps. Check access, easements and drainage, and for a house the well and septic. Know your number from recent sales before you write anything. I help you pull all of it together.
An existing farm lease usually stays with the ground when it sells, and Illinois has rules on when and how a lease can be ended. Before you make an offer, I find out who farms it, what the terms are and when you can take it over, so the timing is not a surprise.
