There are things you think you understand about real estate—until you are actually in the middle of a deal.

This past weekend, I put my first home under contract. And within a short amount of time, I realized how quickly things move and how important it is to be prepared before you ever start looking.


Being Interested Is Not the Same as Being Ready

One of the biggest lessons was how quickly a good opportunity can be lost.

We had buyers who were interested in a home, but they were not fully pre-approved yet. While they were getting things in place, the opportunity was gone.

That was a clear reminder:

If you are serious about buying a home, you have to be ready before you start looking.

That means:

  • Understanding your budget

Without that, you are already behind.


Time Is Always a Factor

Another thing that becomes very clear once you are in a transaction is how fast decisions need to be made.

“Time is of the essence” is not just a phrase in a contract.

It is how the entire process works.


Not Every Property Is Ready for the Market

We also looked at several for-sale-by-owner properties that were not fully finished or ready to show.

That created confusion for buyers.

It was harder to:

  • Understand the layout

  • See the full potential

  • Feel confident in the property

It reinforced something that is easy to overlook:

Presentation matters.

Just like with land, if a buyer cannot clearly see what they are looking at, they are less likely to move forward.

Complete all projects before listing a property

The Process Feels Different When You Are in It

It is one thing to understand real estate from the outside.

It is another to be directly involved in a deal.

You start to see:

  • How quickly things change

  • How important communication is

  • How small details can impact decisions

It also makes it clear why buyers often feel overwhelmed.

There is a lot happening at once, and decisions matter.
